5-bedroom old school house with massive territory for sale 50 km from Burgas P-291

OLD SCHOOL HOUSE in small village of Kirovo up high in the Strandja Mountains

the house has been renovated over a period of about 7 years.

As stated this was an old kindergarden village school with extensive grounds and we had bought a plot beside the school that can obtain residential planning if required.

The school has panoramic views over the mountains and is on the outside edge of a village so very tranquil and peaceful indeed and very safe. There are views of the National Park all the way up the mountain road.

It lies beside the largest Nature reserve in Bulgaria that runs between were the village is and the Black Sea coast.

The village is approx 8 kilometres from an old Turkish Border (but there is no access through as it is mountains) there is a very small village beyond the old border and then that is the end of the way.

There is lots of Fishing/Walking/Photographic/Hunting opportunities in this part of Bulgaria.

It is positioned about 50 mins from Bourgas and the Black Sea coast with its beautiful beaches and Sea Garden if you want it.

The village itself is very small and although it has a small village shop were you are able to order fresh bread and obtain a small variety of provisions there is a local town close by with all you require along with Taverners, banks the Council offices etc.

The Old School has been especially engraved on a frosted glass panel above the front entrance doors in Bulgarian.

 

It is an extremely attractive double fronted building and has two floors.

It is built from stone and has very thick walls indeed and being an old school and high ceilings and extremely large rooms which if you wanted to could be sub divided and could easily be converted into a very comfortable family Hotel or Bed and Breakfast and this area is sought after by people from Sofia coming for there vacations from the busy hectic lives in the City.

Above the main front doors has a glazed panel etched specially made with The Old School in Bulgarian.

The kitchen has been fully fitted with British Regent Kitchens Duck Egg Blue Gloss Units with bevelled edges- having an enormous range of base units and wide drawer stack and glass wall units.

The worktops are finished in a Charcoal grey High end quality with upstands all around (there to be fitted)

The kitchen comes complete with a Stoves Double oven and intergrated Stoves Microwave.

A 5 ring top quality Stainless Steel and black glass Fisher and Paykel Halogen Ceramic Hob and a superb

Kuppersbusch Dark blue and glass Extractor Hood with triple halogen lighting.

The kitchen then boasts an island that has matching units and intergrated Bosch Dishwasher unused and Hotpoint Washer Dryer - used around 10 times and a stainless steel round sink with tower mixer tap and having a work surface bought in Bulgaria that is school graphetti.

Again this room boasts 3 large windows.

There is then a smaller room, and although I say smaller is it large in the grand scheme of things, this room can be used as a bedroom or study depending on how you wish to use the house. Photo showing the double bed in.

There is a further very large front room which can be used as a further bedroom or further sitting room or a room for many other purposes photo also showing a buttermilk colour double bed.

 

There is an Antique Black Cast Iron spiral staircase fitted to downstairs that was brought from the UK with solid oak treads this leads into a very large hallway type area as above and leading off is 2 extremely large bedrooms with ensuite showers rooms. Downstairs has 3 large rooms and plumbing to provide 2 ensuites and a large bathroom. The whole area has been damp proofed but requires plastering and bathrooms require fitting out.

The shower/showerbath cabinets are very special indeed with all sorts of features. Heated ladder towel rails.

There is a large main bathroom with Corner bath and large corner all singing all dancing shower unit and sanitaryware to be completed fitting .Heated Ladder towel rail installed.

The hallway/ 2 very large bedrooms/bathroom all fitted with recess lighting.

One of the extra large bedrooms also has a dressing room and were the water heater tank is installed.

The windows are UPVC double glazed units along with the new front doors.

There is matching internal doors like the front doors in Oak colour throughout and is have just been newly fitted this March and with locks, at a cost of £2000, with the special front doors costing a further £800 with the frosted glass.

 

It is almost at the end of the renovation and the main thing left to consider is central heating but there are 3 very beautiful large Glass electric radiators fitted to the central hallway upstairs and 3 downstairs of the house and with the petchka in the main living room is fine but for all year round use as a hotel etc may be better to have central heating put in and the 3 bathrooms all have ladder heated towel rails fitted. There is work to be completed but really nothing an experienced DIYer could not handle now.

 

There are extensive gardens and as stated a further plot that is attached and will require landscaping, but is classified as a residential plot so could be built on with the relevant planning permission, again having extensive uninterrupted views. All downstairs windows have external roller shutters fitted.

Further work will be required downstairs to resolve some areas that have been effected by condensation as the house not being used needs more airing we use a de humidifier but a remedial solution will resolve, the house has not ever had a chance to be kept properly ventilated as this would work wonders. We appreciate that prices have fallen in Bulgaria and we will not get the returns spent on the house and project but I am sure like the UK there will be better times to come and this is still way below its true value for a very quick sale.

The house has been priced taking into account the current market conditions and is not to be missed if you wish to start a new life in Bulgaria and offer maybe a small family hotel business or a superb spacious family residence.

The house has ceramic cream coloured tiled floors throughout and large black porcelain tiles on main bathroom floor.

Everything in the house has only been used a handful of times and the Black genuine leather sofas and chair are brand new, I am happy to leave the house as it is and it has almost everything you need and all new, hoover, dinner sets, utensils, pans, towels, ironing board, tools, bedding and just to much to mention. Also a small Sony TV flatscreen TV, rugs, oak units, beds and oak drawer units and wardrobe along with bedside units, Next towels, sheets, just all far to much to mention here.  There are professionally made curtains and roman blinds made in Harlequin and Sanderson, Laura Ashley fabrics along with all poles and ready to be fitted they are incredible and cost a awful lot of money there are also matching cushion covers for some of the rooms.
