PRODUCT A
1. A client purchases an apartment – 100% payment is required
2. we guarantee 5% rental income to the owner on the full price for a period of 6 years*
3. After the 6 years the client has the option to sell us his apartment for the amount it was purchased – only if he chooses to do so.
It is similar to any deposit – a client puts money into his account, gets interest and withdraws after the term of the deposit is over.
PRODUCT B
1. 1. A client purchases an apartment – 100% payment is required
2. we guarantee 7% rental income to the owner on the full price for a period of 6 years*
3. After the 6 years the client has the option to sell us his apartment for 80% of the price it was purchased for – only if he chooses to do so.
And the third option is:

1. A client purchases an apartment – 60% payment is required
2. the remaining 40% are paid in quarterly payments over 3 years – interest free
3. we guarantee 5% rental income to the owner only on amounts received – for a period of 6 years*
4. After the 6 years the client has the option to sell us his apartment for the amount it was purchased – only if he chooses to do so.
*During the six year period clients are allowed to use their properties one week in season and one week without season (season is defined May 1 – Sep 30).
Clients do not pay maintenance fees or any other expenses associated with using the property. Clients pay income tax and real estate tax and garbage tax – municipal/government fees associated with owning an apartment. Rental income is paid once per year in the period September-December.
Description: Built on an area of 40 000 square meters, the four communities of Marina Cape, the Marina, the Cove, the Tower, and the Lighthouse, ensure identity to each of our 650 apartments. The latter are complemented by studios, upscale commercial and quality entertainment properties.
There are no specific promotions for these apartments, as they are ready for delivery.
THE TOWER
The uniqueness of the Marina Cape Vacation Complex (location, apartment types,construction quality, the marina etc.) ensures superior rental income and capital appreciation for the owners.
Maintenance Fee: 10 EURO / s.qm. per year.
Rental: For clients focused on the investment opportunity, ICPD offers a discount of up to 15% of the price, in exchange for the right to use the property during the first 3 years. This effectively represents the ultimate rental guarantee, as it is equivalent to ICPD making a 3 year rent payment upfront, without any tax obligations for the customer during this period. Combined with the costs for furniture and fees paid by ICPD, this would lead to an additional 14% decrease of expenses, depending on your tax bracket. (15% discount not applicable to clients applying for mortgage).
HOW IT WORKS? In the notary deed at the time of the property transfer, the client assigns ICPD the property management rights for 3 years. ICPD rents the apartment receiving all income and handling all operational expenses. ICPD& rsquo s Rental Team will then create the snag list, furnish the apartment, pay the management fees as well as the insurance. Throughout the first 3 years, it is the rental team& rsquo s responsibility to take care of the apartment and it& rsquo s renters. At the end of the 3-year period, the property management rights will extinguish automatically and the ICPD Rental Team will return the apartment refurbished and ready for the client to move in.
The client may resell the apartment during the 3-year period, but the right to use remains in favour of ICPD.
WHY IS IT ATTRACTIVE? The discount represents the best investment package: the client receives the rent upfront, saves on taxes, avoids the problems related to furnishing and renting the apartment, and leaves the day-to-day management for three years to ICPD. Given that the first 2-3 years of existence, for a vacation complex, are the most volatile for rental revenue, the Investor Pack is advantageous for the client. Indeed, tourists are not familiar with the site, so the occupancy and rental income may be lower than the average. ICPD offers to free the clients from that risk by paying the rent upfront and managing the property on the client& rsquo s behalf.
